Real Estate Auctions – Buy & Sell Properties with Gray’s

At Gray’s, we’ve spent years helping clients sell their fine art, antiques, and cherished collections. Over time, one question kept popping up: “You are helping sell or move everything in my house, I wish you could sell my house too?” We listened, and we’ve been offering real estate services since 2018, bringing everything under one roof for a seamless, stress-free experience.

The Art of Buying a House at Auction

For decades, Gray's has handled what people value most. Fine art worth hundreds of thousands. Jewelry passed down through generations. Estates built over a lifetime. We've done this by applying a rigorous, transparent process that gets the right objects in front of the right buyers -- and lets the market decide what something is truly worth.

Now we're applying that same process to residential real estate.

For Buyers: A Better Way to Buy a Home

The traditional home buying process wasn't built for you. If you're a mortgage buyer, you already know what it feels like to lose a house in two days to a cash offer you never saw coming. If you're an investor, you know how much time gets wasted in negotiations that go nowhere. And no matter who you are, you've probably wondered whether the price you paid -- or the offer you lost -- was ever really fair.

At Gray's, every registered bidder competes on equal footing. Cash buyers, mortgage buyers, and investors all bid at the same time, in the same room. Your offer gets heard. The highest bid wins.

How It Works

Before the auction, Gray's provides a professional home inspection to all registered bidders at no cost. You can walk through the property during our preview period, just as you would an art auction preview, before a single bid is placed. There are no surprises on auction day. You come prepared, and you bid with confidence.

Bidding is available in person, by phone, and online via our website.

To register as a bidder, you'll need to provide documentation confirming your qualifications -- whether you're pre-approved by a lender, a cash buyer, or an investor. Registration requirements and terms are provided upon inquiry.

For Sellers: What the Traditional Process Costs You

When you sell a home through a traditional realtor, you pay for the privilege. The standard seller's commission is 6% of the sale price. On a $700,000 home, that's $42,000 out of your pocket before closing costs.

At Gray's, sellers pay zero commission. None. The buyer's premium (standard practice in auction sales) is paid by the buyer, not you. You keep more of what your home is worth.

Beyond the cost, there's the process itself: months of showings, competing offers you can't see, negotiations conducted behind closed doors, deals that fall apart over inspections or financing contingencies. The traditional model puts sellers at the mercy of a process they can't control and can't see. The post offer process, before the closing date, can also take several months. That’s time and money out of your pocket.

Auction is different. There is a fixed sale date. All qualified buyers compete simultaneously in a transparent, open format. No back and forth. No hidden offers. No waiting.

Why Gray's

Deba Gray, founder of Gray's Auctioneers, is both a licensed auctioneer with decades of experience and a licensed Ohio realtor. She understands property valuation, Northeast Ohio market conditions, and the legal and logistical requirements of a residential sale. When you sell with Gray's, you're working with an expert who built a better system for real estate sales.

Gray's has already sold residential properties valued over $1 million using the traditional method. We will bring the same curatorial rigor, buyer network, and marketing expertise to our real estate auctions that we apply to every auction.

We apply the fine art auction model to residential real estate: a curated process, vetted bidders, a pre-auction inspection provided to all parties, transparent open bidding, and a fixed, binding sale date. The result is a sale that moves quickly, closes cleanly, and reflects true market value -- not desperation pricing.
